After years of headlines declaring the death of the American mall, a surprising trend is emerging with malls making a comeback. If your weekends once revolved around soft pretzels, movie nights, and a stroll through the food court, you’ll love what’s next. Annapolis Mall is keeping the magic alive, this time with even more ways to shop, play, and connect.
Across the country, shopping centers are reinventing themselves as vibrant community hubs, blending retail with dining, entertainment, and lifestyle experiences. Here in Annapolis, that momentum is hitting close to home. The Annapolis Mall is entering a new and exciting chapter under the recently changed ownership group in Atlas Hill RE, Centennial, and other industry partners.
Earlier this year, we shared the mall’s first wave of updates. Now, even more national brands and community spaces are joining the lineup. Here’s a sneak peek at what’s to come!
DICK’S House of Sport –Opening Summer 2026
DICK’S House of Sport, a 153,000-square-foot immersive retail destination from DICK’S Sporting Goods, will blend high-end athletic apparel with exciting, interactive experiences. Even if you’re more yoga mat than marathoner, you’ll want to check this place out. Climbing walls, golf simulators, batting cages and even outdoor courts make it part store, part playground. Visitors will still be able to peruse an extensive assortment of high-performance equipment. This will be the ultimate spot for year-round play, product testing, clinics, and community gatherings. Designed as a gathering place for athletes of all ability levels, DICK’S House of Sport encourages patrons to develop new interests, improve their abilities, and form connections via athletics. Even if your sport is “spectating with a smoothie,” you’ll want to check it out.
Fello – Opening Winter 2026
Near the fish tank at the mall, Fello, a Maryland-based charity that assists people with impairments, will open a 5,890-square-foot space. Creating accessible activities and services for people with disabilities, Fello will be able to further its statewide goal of community participation and empowerment in the new location at Annapolis Mall. We love seeing local impact at our mall!
GOAT USA – Opening Fall 2025
GOAT USA brings its feel-good streetwear to Annapolis. Opposite Eddie Bauer, the rapidly expanding lifestyle clothing company GOAT USA will establish a 4,000-square-foot store with premium apparel that combines comfort, style, and performance for daily wear in a way that inspires positivity and confidence. Picture the kind of hoodies your teen will “borrow” and never return. (You’ve been warned.)

JACK & JONES – Opening Fall 2026
Guys will soon be getting another option to upgrade their wardrobe. JACK & JONES is bringing European-inspired menswear that’s stylish without trying too hard. Next to Under Armour, JACK & JONES will establish a 7,842-square-foot store with a comprehensive selection of menswear, ranging from well-made denim and fitted items to trendy streetwear and accessories for fashion-forward consumers. Perfect for date nights, office days, or anything in between.
OFFLINE by Aerie – Opening Summer 2026
OFFLINE, developed by the same team that created American Eagle and Aerie, will establish a 3,154-square-foot store next to the Aerie mall in Annapolis. It will sell sportswear and accessories that are comfortable and moveable. Think soft fabrics, flattering fits, and the kind of leggings you’ll actually want to live in. OFFLINE by Aerie nails comfy-cute activewear that works for yoga, errands, or binge-watching “Bridgerton” season four.
Swarovski – Opening Winter 2025
In time for the 2025 Christmas season, the renowned crystal manufacturer Swarovski will open a new store close to Zara. Whether you’re hunting for the perfect holiday gift or a “just because I deserve it” treat, Swarovski’s timeless crystals bring a little glam to every occasion. Swarovski has been the industry leader in precision-cut crystal jewelry and accessories since 1895, fusing classic craftsmanship with cutting-edge design.
Talbots – Opening Winter 2025
During the 2025 holiday season, Talbots, a longtime favorite at Annapolis Mall, will move to a larger 8,686-square-foot location across from The Container Store. The iconic women’s brand still sells classic clothing and accessories that suit all bodies and are appropriate for any situation. Same timeless style, just with more breathing room (and better mirrors).
UNIQLO –Opening Fall 2026
A 10,619-square-foot UNIQLO store will open close to Starbucks, selling high-quality, minimalist clothing made with cutting-edge materials like HEATTECH and AIRism for daily comfort and functionality. Minimalist, comfy, and perfect for unpredictable Maryland weather, you’ll wonder how you ever lived without HEATTECH in February. With its LifeWear concept, UNIQLO is renowned throughout the world for producing high-quality, practical apparel that enhances comfort via careful design.
With even more updates planned through 2026 and 2027 (Dave & Buster’s and Tesla to name a few), the mall continues to evolve and grow with its community. We’ll be watching (and shopping) every step of the way. As these changes unfold, visitors can look forward to a reimagined space that reflects both our favorite brands and the unique spirit of our local community. Whether you’re reliving old memories or making new ones with your kids, Annapolis Mall is proving there’s still plenty of life left in mall days.
